Brief Description
Completed in July 2019, this property is part of the luxury villa development “Domaine du Levant,” which includes two adjacent, fully
equipped, and furnished luxury villas: Villa Lavante (with a detached guest house) and Villa Rosmarina. Each villa features a large swimming
pool, separated by a long stone-built fence. Developed and operated by Oliaros Holdings Ltd., the property spans 8,200 square meters of rural
land, located 4.5 kilometers south of the port of Antiparos and about 900 meters from the island’s eastern coast, near the beautiful Glyfa Beach.
Access to the property is via a paved road.
Villa Lavante can accommodate up to 10 guests in the main building and an additional 2 in the guest house (“Studio Lavante” or “Cabane de
l’Est”), situated 60 meters from the main house. The two buildings are connected by a stone-built pathway through the garden. The property
also includes accommodation for live-in domestic personnel.
Villa Configuration:
• Ground Floor:
o Large sitting and dining area with a fully equipped, state-of-the-art kitchen.
o Two east-facing guest bedrooms with king-sized beds, each with an ensuite bathroom.
• First Floor:
o Smaller sitting area with a fully equipped kitchenette. The sitting area can be converted to accommodate one occupant
(child, teenager, or domestic personnel) on a foldable sofa bed.
o Two guest bedrooms: one east-facing with a king-sized bed and one west-facing with two twin beds, both with ensuite
bathrooms.
• Lower Ground Floor:
o One large south-facing bedroom with a king-sized bed and an auxiliary foldable sofa bed, direct access to a “cour anglaise”
porch surrounded by a lush garden.
o Guest WC with shower.
o Storage and extended laundry facilities.
o Accommodation for up to two live-in personnel.
• Guest House:
o King-sized bed, sofa, fully equipped kitchenette, laundry facilities, and ensuite bathroom. Located 60 meters east of the
main villa, connected by a stone-built pathway but separated by a stone-built wall and dense trees and bushes. Features a
secluded garden and outside sitting area. Can be rented separately or kept vacant upon request.
Outdoor Areas:
• Large veranda on the first floor (about 45 sq. meters).
• Very large veranda on the ground floor with two separate sitting areas, one equipped with home cinema facilities (about 500 sq.
meters in total).
• 16m x 4.50m x 1.80m, 4-side infinity swimming pool.
• Open-air lounge area.
• Outside dining area with seating for up to 16 people and gas-powered BBQ facilities, all covered by pergolas.
• Dedicated parking for up to 6 cars, including one hybrid or fully electric plug-in space.

Additional Features:
• All indoor areas (bedrooms, lounge, and open-plan kitchen) are fully air-conditioned and include ceiling fans. Heating is provided
by an electric underfloor system.
• Auxiliary installations include three separate water cisterns (total capacity approx. 200 cubic meters) and three large separate
absorbing septic tanks. The water cisterns are supplied by rainwater collected during the winter months and high-quality underground
non-potable water, pumped from a deep well with a capacity of approximately 4-5 cubic meters per hour. This water is suitable for
domestic use but not for drinking.
• Hot Water: Provided by a 500-litre boiler powered by solar panels, with an electrical backup.
• Electricity: Supplied by the local grid, with a 60kVA auxiliary standby generator for backup. The property also includes broadband
access via microwave links from an independent operator, with wireless backup provided by Greece’s incumbent telephone operator.
Wi-Fi coverage is available throughout the villa and outdoor areas. Smart TVs with YouTube and Netflix are available throughout
the property, including one for open-air home cinema viewing.
Villa Lavante is available for short-term rentals during the summer season, from late May to mid-September.
Personnel & Services Offered:
• Full-time Live-in Personnel: Responsible for housekeeping, kitchen cleaning, dishwashing, simple cooking services, daily breakfast
preparation, and other related services. Personnel quarters are located in the villa’s lower ground floor. Guests renting only the main
house may opt for maximum privacy by requesting that the live-in personnel move to the detached studio (“cottage”). This service
is available for an additional fee of €1,000 per week.
• Professional Cooking Services: Provided by a third party for four elaborate dinners per week (Sundays, Mondays, Wednesdays &
Thursdays). Applicable from 5th July 2025 to 16th August 2025.
• Gardening and Maintenance: A team of specialists is responsible for gardening, daily cleaning of all outdoor areas, and daily
cleaning and maintenance of the swimming pool and other essential villa facilities.
Included Services in the weekly gross rates (No Extra Charge):
• Daily cleaning of all areas
• Linen change on Saturdays and mid-week
• Daily breakfast preparation and daily cooking services for one main meal. For the period when professionally cooked dinners are not
available, the cooking services will be prepared by the villa’s live-in ersonnel.
• Kitchen cleaning
• Dishwashing and related services
• Grocery shopping once per day
• Use of produce from the villa’s vegetable garden
